Conveyancing FAQs

How does conveyancing work?

A conveyancing solicitor oversees the legal transfer of a property from the seller to the buyer and will handle all the contracts, money transfers and searches.

It is important this is done efficiently to ensure progress is made and to minimise your costs.

Can you handle all types of conveyancing?
Can you provide conveyancing for an auction property?

Of course. We recommend that you provide us with the auction pack (including title deeds, conditions of sale and searches etc) before attending the auction. We can provide advice and point out any potential issues before you buy the property.

Who can do conveyancing?

Both conveyancing solicitors and licensed conveyancers.

It’s important to note that while you can do your own conveyancing, we would advise against it. Conveyancing can be a complex process, with many different factors to consider. The misreading of the deeds, for instance, could cause problems, so we recommend that you use an experienced company.

Is it best to use a local conveyancing solicitor?

Picking a local conveyancing solicitor means you can benefit from their knowledge and experience of buying in the area. At Hatch Brenner, we know local estate agents and authorities, as well as the neighbourhoods and any special circumstances in the area.

Our Norwich-based office is also convenient. We’re happy to meet you face-to-face to talk about your sale or purchase at any time and you won’t have to go far to drop off any documents or forms.

How Long Does Conveyancing Take?

There is no set amount of time. It depends on the property and the parties involved.

When you start the sale or buying process, we get as much paperwork completed in advance as possible. This will help to minimise any enquiries made by the other party’s solicitors and will save time later in the process.

Whether you are buying or selling a property, we will submit documents at the appropriate time to make sure there aren’t delays at your end of the process.

Less is more

Our conveyancing team is a small, tight-knit unit. This allows us to give a personal service and you will have a dedicated member of the team to liaise with.

Having a single point of contact means that you will be able to speak directly to someone for updates. They will also know exactly where you are in the process.

We liaise regularly with our clients as well as the other estate agents and solicitors involved to ensure everyone is kept up to date. We will also highlight potential issues or problems as soon as they arise.

We work closely with a small number of clients. This sets us apart from larger, national firms and means we care about seeing your property transfer through to completion.

Problems With Conveyancing

While we will do everything we can to ensure your property sale runs smoothly, there can be problems along the way.

These may occur when a buyer and seller can’t agree on the terms of sale, missing documents or even problems with the property.

Our expert conveyancing team will provide advice and support throughout the process, so you find a solution quickly and painlessly.

How much does conveyancing cost?
Conveyancing Referrals

Many of our clients are repeat customers who come back to us because of the quality of our service. We are also recommended to clients’ family and friends, accompanied by positive feedback.

We do not pay large fees to estate agents for people to recommend us, and this means we do not pass additional costs on to our clients.
