Conveyancer’s Fees and Disbursements

Legal fees

  • Our basic fees will typically start at £7250 + VAT plus £100 + VAT to submit
    Stamp Duty Land Tax.
  • Supplemental fees: – If applicable there will be supplemental fees of £100 +
    VAT for dealing with a mortgage and up to £250 + VAT for new build
    purchases.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such
as Land Registry fees. We handle the payment of the disbursements on your behalf
to ensure a smoother process. Stamp Duty or Land Tax (on purchase) This depends
on the purchase price of your property. You can calculate the amount you will need
to pay by using HMRC’s website or if the property is located in Wales by using the
Welsh Revenue Authority’s website here.

  • Search fees: typically, these will be £350 + VAT
  • HM Land Registry fee: between £45 – 500 dependent upon purchase price and whether the property being purchased is already registered
  • Electronic money transfer fee: £30 + VAT

Referral fee

In some occasional instances, you may have been referred to us by a third party such as an estate agent or mortgage advisor and if this is the case we have agreed to pay a referral fee to the referrer. This is not an expense to you but is paid by us. We will tell you at the outset of the transaction what the fee is and who this is paid to.

How long will my house purchase take?

How long it will take from your offer being accepted until you can move into your
house will depend on a number of factors. The average process takes between 8-12
weeks. It can be quicker or slower depending on the parties in the chain and their
circumstances how quickly searches can be returned by the relevant authorities and
other professionals. The precise stages involved in the purchase of a residential lproperty vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give your initial advice
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of the seller’s solicitor
  • (If applicable) Review Mortgage Offer & advise you conditions of your mortgage
    offer
  • Produce a report which provides information on the title investigation and search results that we have undertaken
  • Send Contract, Transfer Deed, Mortgage Deed (if applicable), Stamp Duty Land Tax
  • Return any other relevant documents to you for signing
  • Agree on completion date (the date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from the lender and you
  • Complete Purchase
  • Post completion – Submit SDLT return and pay Stamp Duty Land Tax and submit an application for registration to the Land Registry
